Contractor Information
Construction Hours
Normal construction hours are from 7 am to 6 pm Monday - Friday. Saturday hours are from 9 am to 4 pm. Construction work on Sundays and Holidays (New Year's Day, Easter, Memorial Day, Independence Day, Labor Day, Thanksgiving, Christmas) is prohibited.
 
Construction Trailers & Shed
No construction trailers or sheds are permitted on the lot during construction without prior review and approval by the ARB.
 
Debris and Trash Removal
All building sites must have a dumpster on the site prior to the foundation being completed. Failure to comply with this policy will result in a $50/per day. Project sites not completely cleaned of all debris by 5:30 pm on Friday may result in the Association cleaning and storing the debris on site. A minimum charge of $100 will be assessed to the lot owner per half-hour of cleaning service.
 
Dust, Noise and Odor
No radios, loud noise, or pets are allowed on the property. No activity is permitted on any part of the property, which is illegal, noxious, or offensive to the residents.
 
Prohibited Items and Uses
Construction personnel are prohibited from fishing in the lakes or disturbing wetlands. Burning of trash and debris is strictly prohibited.

Eight homes sold in Oyster Bay Harbour and Lanceford Creek Plantation during the third quarter of 2026, compared with six in the same quarter of 2025. Sale prices ranged from $595,000 to $1,020,000, with an average of $853,415 and an average sold price of $328 per square foot. Average pricing per square foot declined approximately 18% year over year; however, the homes sold in 2026 were older and smaller on average than those sold in 2025, which helps explain the difference. As of October 1, two homes were actively for sale and two additional homes were under contract.
 
Lot sales doubled year over year, with six lots sold during Q3 2026 compared with three in Q3 2025. Prices ranged from $235,000 to $339,000, with an average sale price of $265,833—slightly above last year’s average of $265,000. As of October 1, four marshfront lots were actively listed, all on Bay View Drive, with asking prices ranging from $250,000 to $257,000. 
 
Overall, the quarter showed increased sales activity compared with the same period last year, alongside a limited selection of available homes.
